Knowing the MAO does not answer the seller who just asked what you will pay. What each line means

Estimated ARV
What the house sells for once it is fixed, in the condition a retail buyer expects. Typed here rather than pulled from comps, which is why the confidence label reads low.
Target percentage
The share of ARV your cash buyers will actually pay. 70% is the common default and it is yours to change — a hot metro supports more, a slow one less.
Estimated repairs
Your rehab number, not the seller's. When a seller admits something new mid conversation, this is the line that moves and drags the MAO with it.
Wholesale fee
Your assignment fee, subtracted before you ever name a price, so the spread is protected by the arithmetic instead of by memory.
Closing costs
Title, escrow and the rest, defaulted to 2% of ARV. Adjust it to what your title company actually charges you.
Contingency
The buffer for what the walkthrough missed. Defaulted to $2,500. Set it to zero if you would rather carry that risk yourself.
